WHAT IS SPECIALIST DISABILITY ACCOMMODATION (SDA)

Specialist Disability Accommodation (SDA) refers to housing designed for people with extreme functional impairment or very high support needs. It provides a safe, accessible, and comfortable living environment that enables residents to live as independently as possible, often with access to on-site or nearby support.

SDA is funded through the National Disability Insurance Scheme (NDIS) and typically includes purpose-built housing options such as self-contained apartments, shared homes, or group homes. SDA is not for everyone with a disability, but rather for those who meet specific eligibility criteria based on their level of need.

The features of SDA vary depending on the design category and the individual’s support requirements, but can include:

  • Wheelchair accessibility (e.g., wider doorways, step-free access)
  • Assistive technology infrastructure
  • Emergency power backup
  • Reinforced walls or fixtures
  • Fully accessible kitchens and bathrooms

Importantly, SDA funding covers the cost of the dwelling itself.
